P. Alex Livingston III

Co-Founder and Managing Principal

Alex is Co-Founder and Managing Principal of Longline Holdings, focusing on new investments and overall strategic direction. Prior to forming Longline, Alex co-founded Satilla Capital Partners, a private real estate and credit investment firm based in Atlanta, GA. From 2012 through 2018, Satilla invested $200 million of equity in distressed real estate loan portfolios and new origination high yield senior debt. Prior to 2012, Alex managed acquisitions for Atlanta based multi-family investment firm Inwood Holdings and worked with real estate investment firms Centennial Holding Company and Beck Street Capital.

Philip R. Russ

Co-Founder and Principal

Philip is Co-Founder and Principal of Longline Holdings, overseeing firmwide execution and investment structuring. Philip began his career as an attorney at the Manhattan law firm Simpson Thacher & Bartlett LLP. Philip’s focus was corporate and real estate law as a member of transactional teams executing debt, equity and acquisition deals across industries in excess of $20 billion in the aggregate. After Simpson Thacher, Philip worked at the Atlanta law firm Morris Manning & Martin LLP leading transaction execution on a number of Satilla loan portfolio investments as a member of the corporate and real estate groups. Most recently, Philip operated as Principal and President at Burton Franchise Partners, a franchise and small business investment company managing in excess of 100 employees through its ownership of multi-state retail investments. Philip brings a unique combination of legal, structuring and operational experience to Longline.

Mini Pitcher

Director of Finance and Administration

Mini is the Director of Finance and Administration at Longline Holdings overseeing the accounting, budgeting, human resources, administration, and IT functions at Longline Holdings. Mini has over 20 years of experience in accounting and HR. Previously Mini worked at Reflexis Systems Inc, as a Director of Finance and at EnfoTrust as the Controller. She gained public accounting experience early in her career in audit and tax working for Eugene McManus CPA and Ross Lane and Company.

Greg Ashley

Director, Asset Management

Greg serves as a Director for Longline Financial with a focus on portfolio management. Prior to Longline, Greg managed a $1.5 billion bridge and construction loan portfolio for a PE backed balance sheet lender. Greg was previously a Vice President at Rialto Capital where he directed all aspects of resolving a $200 million portfolio of defaulted commercial real estate loans and properties. Greg began his career as a construction lender for Regions Bank in the Atlanta Real Estate office.

Jeremy Herman

Director, Investments

Jeremy is a Director at Longline Financial focused on real estate credit and special situations. Jeremy manages the complete investment process from sourcing potential opportunities, negotiations, underwriting, closing, and tracking through the full investment life cycle. Prior to joining Longline, Jeremy was an Assistant Vice President at LoanCore Capital where from 2013-2022 he contributed to the origination of over $2.0 billion of fixed and floating rate, senior and mezzanine, commercial real estate loans collateralized by all property types and located throughout the US with a focus on the southeastern US. In addition to originations, Jeremy provided asset management for an approximately $750 million loan portfolio and also assisted in CMBS and CLO securitization executions. Prior to joining LoanCore, Mr. Herman was an Associate at Rialto Capital where he underwrote pools of non-performing real estate loans for whole loan and subordinated debt (B-Piece) acquisitions while also managing a $100+ million portfolio of non-performing loans and directing all aspects of loan workouts thereof. Mr. Herman began his career at Trimont Real Estate Advisors where he managed a portfolio of non-performing debt and equity investments for an institutional client with over $1 billion capitalization in these positions. Additionally, Jeremy underwrote real estate assets across all property types as part of client advisory services for both regional and national bank note sales.

Gordon Smith

Director, Development

Gordon serves as a Director for Longline Properties overseeing all aspects of Longline’s development projects. He also manages LWH’s direct development activities such as rezoning, land planning and working with co-development partners. Prior to Longline, Gordon worked in development for Landmark Properties, a high-quality institutional developer and investor in student housing and single-family rentals. Prior to Landmark, Gordon worked as petroleum geologist for BHP Billiton.

Michael Dyson

Senior Associate

Michael joined Longline in 2021 as an Associate primarily focused on evaluating potential new investments across Longline’s platform, while also sourcing new opportunities for the company. Prior to Longline, Michael worked at Fundrise in Washington D.C. where he focused on Single-Family Rental Acquisitions across the U.S., directly underwriting and closing on nearly 2,200 homes across 12 major MSA’s while building out an acquisition platform to monitor future capital needs and track operational performance. Prior to Fundrise, Michael worked at Trimont Real Estate Advisors in Atlanta, where he provided 3rd party asset management analysis across product types and the capital stack.

Seth Thomason

Senior Associate

Seth is a Senior Associate at Longline Financial and is responsible for sourcing and evaluating investment opportunities across Longline’s different credit strategies. Prior to Longline, Seth was a Vice President at CBRE where he originated debt for new construction and the recapitalization of market rate and affordable multifamily properties. Prior to CBRE, Seth was with Situs where he underwrote securitized debt products across all asset types. Throughout Seth’s career he has contributed to the origination and underwriting of over $1.5 billion of real estate assets.

Margaret Warren

Senior Analyst

Emme joined Longline in April of 2023 as a Senior Analyst focused on asset management, organizational development, and servicing to assist in the management of a rapidly growing portfolio. Emme started her career working primarily in the hospitality sector, and she has additional experience in the office and retail spaces.

John Bielicki

Analyst

John joined the Longline team in June of 2022 as a summer intern before moving into a full-time position in August. John now serves as an investment Analyst for Longline, conducting development and investment analysis and aiding in development-related tasks. Before joining Longline, John worked as a realtor for Keller Williams while finishing his Bachelor's in Real Estate at the University of Georgia.
